Areas Covered - we manage properties within the City Centre of Nottingham and in the surrounding areas, up to a radius of 25 miles
Advertising - Your property will be circulated on our property list, which is sent weekly to companies in the Nottinghamshire area who require properties for employees who are relocating. We advertise in the Nottinghamshire Property Guide and other local papers relevant to the location of your property. We advertise in the Yellow Pages and receive many enquiries from Tenants who have been personally recommended to us.
Tenants - Extreme care is taken when Tenants are applying for your property. We meet and assess all Tenants wishing to live in the property and establish whether they are suitable and in professional employment before any viewings are made. They are required to complete a very detailed application, which enables us to find out as much as possible about them, and apply to a referencing company for the necessary references before proceeding with Tenancy Agreements. To maintain your property to the highest standard it is important that we find Quality Tenants.
Tenancy Agreements - A comprehensive Tenancy Agreement is prepared for both you and the Tenant. We make sure that plenty of time is spent reading the document, to ensure that you understand and are happy with its entire contents.
Safety Regulations - We can advise you on the latest safety regulations for gas, electricity and furniture, and the requirements that are in place for ensuring that your property is safe.
Rents and Deposits - On the commencement date of a Tenancy Agreement we will collect the deposit equal to 1 month’s rent plus £100 and the first months rent from the Tenant. The deposit will be retained by ourselves as Stakeholder until the end of the Tenancy. Meter readings will be taken and the utilities will be advised of the new Tenant, this ensures that it is the Tenant who is responsible for any bills and not you.
Regular Rent Collection - Rents are collected monthly in advance and paid directly into your bank account within 14 days of collection. We insist that all Tenants pay us by standing order, this ensures that we do not hold onto your money for any longer than is necessary. A monthly statement will be sent to you for your records.
Inventory Service - An inventory will be prepared for your property. This is a long and very detailed document, which lists every item of furniture, appliance and furnishings whether indoor or out, their condition, colour and position. An Inventory is essential for a smooth letting, and is signed by both Tenant and Landlord/Agent.
Quarterly Visits - To maintain your property to the highest standard and monitor how the Tenancy is going, we visit your property every three months. A report will be made, containing the general condition of the premises, any recommendations we may have, and how well the Tenant is maintaining it.
Tax Matters - You may already be aware of your tax obligations when renting a property. As Agent we are legally obliged, if requested, to inform the Inland Revenue of Landlords for whom we are agent. Therefore it is very important that we discuss any Tax Matters in great detail with you. In brief: If you are a resident abroad, the balance of rent would be subject to tax deduction at 22% which we would submit to the Inland Revenue on your behalf. You may apply to F.I.C.O. (Financial Intermediaries Claims Office) in order to have your income paid to gross. UK residents would be responsible for your own tax matters. Any records/statements, receipts for bills relating to repairs or maintenance, should be retained for at least 6 years.
Insurance - Contents Insurance is necessary for both Landlord and Tenant, we insist that Tenants produce a copy of their insurance policy within 1 month of the commencement date of the Tenancy. Insurance policies are available to cover for buildings and contents, loss of rental income, legal protection, Employers and Landlord’s Liability cover. We are a member of Premier Homelet, which enables us to offer you a 6 month rent guarantee scheme and any of the other insurance services listed above. Further details are available on request.
Maintenance and Repairs - We use local Tradesman to undertake any emergency work and repairs. By employing the same people we have a history of the quality of their work and have obtained copies of their Public Liability Insurance. We will not send “cowboys” to your home! We also have immediate access to our own general maintenance man, who is available to maintain properties, i.e. gardening and painting. This may be useful to you when preparing your property to be let or in between lets. Permanent gardening contracts can be arranged.
Terms and Conditions Of Business - Both Landlords and Tenants are required to enter into Terms & Conditions with us. This ensures our promises to you and the Tenant’s promises to us. Both copies are available upon request or at the time of registration.

Letting Fee for first and subsequent lettings:
50% of the monthly rent, subject to a minimum of £300.00
Tenancy extensions - £125.00
Monthly management fee:
1 - 3 properties 12%
4 - 9 properties 10%
10 + properties 8%
